What are HIPs?
The Home Information Pack (also known as the HIP) is compulsory for all homes on the market in England and Wales. It is a set of documents that provides the buyer with key information on the property and must be provided by the seller or the seller's agent.
What is an EPC?
The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from 'A' to 'G', where 'A' is the most efficient and with the average to date being 'D'.

The new Government legislation outlined in The Housing Act 2004 requires that a mandatory Home Information Pack (HIP) is put together on every home that comes to the market since August 1st 2007. Each pack must contain a mandatory Energy Performance Certificate (EPC).
